The Henger St. project marks E3’s first collaboration with our new partner, Hilltop Alliance. This vacant, overgrown home required significant attention!
What a transformational change for both this home and the small street near Hilltop Farm. E3 provided energy auditing, specifications modifications, quality assurance, and funding to help improve the Home Energy Score from 3 to 8 (with 10 being the most efficient).
We recommended extending insulation along the roofline down to the eaves to allow for storage space in the finished attic. Since the knee walls are now within the thermal boundary, they remain uninsulated. One-inch thick rigid foam boards with taped seams help reduce thermal bridging through roof joists, improve air sealing, and provide additional R-5 insulation in the attic.
The floor over the garage is also insulated with dense-packed cellulose.
This home features two heat pumps, one of which provides hot water heating, as well as high-performance triple-pane windows with a U-value of 0.2. Air leakage has been reduced to 7.9 ACH@50 Pascals. The estimated annual energy cost is now $1,940, an improvement of $470 from the pre-rehab utility cost. Energy use has been reduced by 42%, with an annual carbon emissions reduction of 3.2 metric tons.
