All-electric Lanark St home in Fineview

Kudos to our partner, City of Bridges Community Land Trust, for envisioning and completing an ambitious, all-electric home renovation in Fineview! The home features enhanced building insulation and low air leakage of 5.5 ACH@50. Its ducted multizone Bryant heat pump is correctly sized and should provide ample heating for the home.

Our HVAC evaluation shows low external static pressure in the ducts (a good sign) and strong air flow. This home has also achieved the lowest Energy Use Intensity (EUI) – 16 kBTU/s.f. – among 15 projects completed by partners in collaboration with E3. However, upon examining all aspects of the home, we identified three areas needing improvement:

  1. Wet soils in the area necessitate basement moisture protection using an interior French drain and drainage mat.

  2. Summer dehumidification may need enhancement (a common requirement for homes with heat pumps sized primarily for heating).

  3. To help reduce the overall electric utility bill, adding a solar array is advisable.

E3 is collaborating with CBCLT on all of these additional improvements.
